MortgageSMART™ tools
Mortgage calculators
General information only — illustrative modelling, not credit assistance or an offer of finance. Actual outcomes depend on your circumstances, lender policy, rates and fees.
Six calculators that answer the questions people actually ask us.
Each one is built around the same idea: the monthly repayment is the least interesting number in a mortgage. What decides how much your loan costs you is the term it runs for, the structure it sits in, and what else you're carrying alongside it.
All free, no personal details, no credit check. Pick the one that matches your question.

Open calculatorHow to use them
Three questions, three starting points
"Can I afford this?" Start with borrowing power for your ceiling, then the repayment calculator to see what that loan feels like each payday. Test a rate two per cent higher before you commit to anything.
"Am I paying too much?" Start with the refinance savings calculator, keeping your remaining term rather than resetting to 30 years, then check whether your offset is justified.
"Am I ready to buy?" Start with the deposit calculator to see the real cash requirement, or run the whole sequence in the first home buyer calculator.
Beyond the calculators
A calculator answers one question. Your mortgage has several.
MortgageSMART™ looks at your rate, structure, remaining term, other debts and equity together — and shows what each of them is costing you.

Common questions
Questions about our calculators
Are these calculators free to use?
Yes, all six are free and none of them ask for your personal details or run a credit check. They model the figures you type in and nothing is stored against your name.
How accurate are the results?
They're indicative estimates for general information, using the assumptions listed at the bottom of each page. They don't apply any individual lender's credit policy, don't verify your income and aren't an approval or an offer of finance. Your lender's figures will differ.
Which calculator should I start with?
If you already have a mortgage, start with the refinance savings or offset calculator. If you're buying, start with borrowing power to find your ceiling, then the deposit calculator for the cash you'd need. First-time buyers can do the whole sequence in the first home buyer calculator.
Is a calculator enough to make a decision on?
No calculator can see your whole position — your other debts, your remaining term, your equity, your goals and the lender policy that applies to your situation. Use these to understand the levers, then have the numbers checked against real policy before you act.
